Flat Roof Systems That Perform in Florida
TPO & Modified Bitumen
Commercial-Grade Performance
TPO (Thermoplastic Polyolefin) membrane roofing is the dominant flat roof system in Florida commercial construction — and for good reason. The bright white reflective surface dramatically reduces radiant heat gain, lowering cooling loads in Florida's relentless summer heat. Seams are hot-air welded into a single continuous membrane, eliminating the glued and mechanically fastened seam failures that plague older systems.
For residential flat and low-slope applications, modified bitumen systems offer a proven, cost-effective solution. We install both torch-applied and cold-process systems, selected based on deck type, slope, and building use.
Every flat roof installation includes proper drainage design — the single most important factor in flat roof performance and longevity. We assess existing drainage and specify solutions before installation begins.
- TPO membrane — heat-welded seams, energy-efficient white
- Modified bitumen — torch-applied and cold-process
- EPDM rubber — commercial and specialty applications
- Built-up roofing (BUR) — proven multi-ply systems
- Drainage assessment and design included
- Florida-rated for wind uplift
- Permits pulled and managed
Systems
Flat Roof Systems We Install
Heat-welded single-ply membrane in bright white. The energy-efficient standard for Florida flat roofing — commercial and residential.
Multi-layer modified asphalt system. Torch-applied or cold-adhesive. Excellent for complex roof geometries and penetration-heavy decks.
Ethylene Propylene Diene Monomer — a durable synthetic rubber membrane for commercial and specialty applications.
Traditional multi-ply BUR systems using alternating layers of bitumen and reinforcing felt. Time-proven performance for heavy commercial use.
Our flat roof installations are backed by a 5-year workmanship warranty covering seam integrity, drainage performance, and penetration sealing. TPO manufacturer warranties typically range from 10–20 years depending on membrane thickness and system specification.
